Aims

  1. Introduce the legal principles governing landlord and tenant relationships
  2. Explore the key elements of a commercial lease
  1. Examine the implications of lease terms in the value and management of commercial property

Learning outcomes

On completion, successful students will be able to:

  1. Differentiate between a lease and a licence Draft ‘heads for terms’ for a commercial lease
  2. Summarise a commercial lease, identifying the management and value implications of different lease terms
  3. Identify different methods of disposal, the circumstances in which they are used and the advantages and disadvantages of each
  4. Appreciate the legal and regulatory framework governing the letting and sale of commercial property

Communicate legal principles and professional advice effectively though the preparation of professional reports

Teaching and learning methods

A range of teaching and learning methods will be adopted with conventional lectures used to introduce the topics in a structured manner. Workshops will be used to apply legal principles in a range of contexts and to facilitate critical debate about key issues in the theory and practice of landlord and tenant law.

 

All unit material will be available online. Formative feedback will be provided through Q&A, discussion and interactive activities within lectures and workshops. Verbal feedback will be available on coursework discussed during consultation hours and assignment surgeries. Where appropriate, the discussion board on Blackboard will be used as a repository for FAQs.

Assessment methods

There are two assignments,  both  individual.

Assignment one is worth 25% and asks you to prepare a short report and valuation of 500 words using the RICS Home Buyer Report Guidance (available on Blackboard).

Assignment two is worth 75% and asks you to prepare a maximum 1500 word marketing brochure for a property.
