Manchester Gardens offers self-contained flats for four students. We have around 430 beds available in this hall.
Bedrooms
You'll enjoy spacious en suite bedrooms with a small double-sized bed (190x120cm). Each room also has a dedicated desk space, wardrobe and storage.
Bathrooms
En suite bathrooms include a shower, shower curtain, toilet, sink and mirror.
The majority of our rooms are Bronze En Suite.

We have 16 Copper En Suite rooms at Manchester Gardens. Rooms are on average 12sqm, are on the ground floor, come with a double bed and are uncarpeted.
Bronze En Suite
£ TBC per week/£ TBC for total 42 week contract.
We have 293 Bronze En Suite rooms at Manchester Gardens. Rooms are on average 12sqm, are on the ground, first and second floor, come with a double bed and are uncarpeted.
Silver En Suite
£ TBC per week/£ TBC for total 42 week contract.
We have 293 Bronze En Suite rooms at Manchester Gardens. Rooms are on average 12sqm, are on the forth (top) floor, come with a double bed and are uncarpeted.

We have a small number of other bedroom types which aren't advertised but may be allocated during our allocation process.
Prices above are for 2025/26. Prices for 2026-27 will be published in early 2026.

Kitchens and shared spaces
Flats in Manchester Gardens include a shared kitchen which has a hob, oven and fridge/freezer. There is a dining table for meals and a sofa area to socialise with flatmates.
Communal areas
Within your hall, you'll enjoy a common room with laundry facilities (Miele), bike storage and 24/7 CCTV. The hall also has outside space for you to enjoy.
Manchester Gardens is in a great location, close to the academic campus, lectures and libraries. You'll also be a short walk from Oxford Road/Wilmslow Road and its array of shops, cafes and bars.
We lease a portion of the Manchester Gardens site, approx 100 out of 430 beds. Students leasing through us will be placed with other students from The University of Manchester.

What's included in rent
Rent doesn't just cover your room, it also includes all utilities (heating, electricity, water, high-speed Wi-Fi), personal insurance, 24/7 security support, access to communal areas, bike storage, laundry facilities (paid separately), ResLife support, and cleaning of communal areas (except during University closure periods).

Reception is open Monday to Friday, 8am - 8pm
